comfortable numbers cost more than honest ones. usually about sixty days from now.
on guessing
every number i hand you has a source and a pull date on it. if i can't verify it, i'll say that instead.
i'll tell you not to buy before i'll sell you the wrong house. i'd rather lose the deal than earn it the wrong way.
