comfortable numbers are just expensive ones on a delay. usually about sixty days.
on guessing
every number i hand you carries a source and a pull date. when i can't verify something, you'll hear that, not a guess.
i'll tell you not to buy before i'll sell you the wrong house. i'd rather lose the deal than earn it the wrong way.
