What does a 76179 buyer file after closing? The homestead exemption and the 10 percent cap

The Short Answer

One form, with the Tarrant Appraisal District: the residence homestead exemption application. It is free. It does two things for a house you live in: it removes $140,000 of taxable value from the school district line (Texas Tax Code 11.13(b)) and it limits the increase in your appraised value to 10 percent a year after the first year (Tax Code 23.23). On a Saginaw, Texas (76179) house appraised at $300,000, the school exemption alone is worth about $1,800 a year at Eagle Mountain-Saginaw ISD's 2026 rate of $1.2857 per $100. Owners 65 or older or disabled qualify for an additional $60,000 school exemption and a tax ceiling (Tax Code 11.13(c)). Expect year one to be the high-water mark relative to the seller: after a sale the appraisal district reappraises at market value, and the seller's capped value and exemptions do not transfer. A house you buy to rent out gets no homestead exemption and, through 2026, a 20 percent cap that expires December 31, 2026. TAD's homestead page does not print a filing deadline; file as soon as the deed is recorded and the house is your principal residence, and confirm timing with TAD directly.

The One Filing That Matters

The Tarrant Appraisal District's homestead exemption application is the filing. TAD's page says the exemption limits annual appraised-value increases to 10 percent (new improvements excepted), that an application must be filed, and that there is no fee. The state-mandated school district exemption is $140,000 of value (Texas Tax Code 11.13(b), per the Comptroller's exemptions page); cities, the county and the college district may add their own optional percentage exemptions, which vary by unit and are not assumed on this page. You qualify when the house is your principal residence and you hold title; the application asks for a Texas driver's license or ID with the property address, which is the step out-of-state buyers hit first. Change the license address, then file. The ordinary deadline in Tax Code 11.43(d) is April 30 of the tax year (an application must be filed before May 1), with late and mid-year-acquisition filing allowed in defined cases; TAD's page does not print the date, so confirm your own timing with TAD.

What It Is Worth on a 76179 House

At Eagle Mountain-Saginaw ISD's 2026 rate of $1.2857 per $100 (adopted August 10, 2026, pending the November 3 ratification vote), $140,000 of exempt value is $1,799.98 a year off the school line. On a $300,000 appraisal, the school tax drops from $3,857.10 to $2,057.12. The other lines on a Saginaw statement (city $0.586649, county $0.186, hospital district $0.159, college $0.120, water district $0.0273, per the Tarrant County Tax Office summary modified October 8, 2026) carry their own, smaller optional exemptions; the worked whole-bill example is on the property-tax page linked below.

The 10 Percent Cap, and the Year-One Reset

With the homestead in place, the appraisal district may not raise your appraised value more than 10 percent a year over the prior year's appraised value plus the value of new improvements (Tax Code 23.23). The limit takes effect January 1 of the tax year after the first year you qualify for the exemption (Tax Code 23.23), so for a buyer closing in mid-2026 the first capped year can be 2027 or 2028 depending on when the exemption first applies; TAD can tell you which. It starts from your post-sale appraised value, not the seller's. That is the year-one reset: the seller may have been paying on a capped $240,000 while the house sold for $300,000; your next appraisal is at or near the market figure, and the 10 percent limit protects you from there forward. Budget year one on the purchase price, not the seller's bill.

Over 65 or Disabled

Homeowners who are 65 or older or disabled qualify for an additional $60,000 school homestead exemption (Tax Code 11.13(c), Comptroller) and a school tax ceiling that freezes the school district portion of the bill at the amount paid in the year the owner qualified, with limited exceptions for improvements. One caution from our source check: as of October 17, 2026 TAD's homestead page showed an older $10,000 figure for the over-65 school exemption while the Comptroller's page showed $60,000; the Comptroller's figure is the current statute. Confirm your own exemption amounts with TAD at (817) 284-4063 before relying on either.

If You Are Buying It as a Rental

No homestead exemption on any line, and a different cap: non-homestead real property valued at $5,320,000 or less for 2026 has a 20 percent annual appraisal limit under Tax Code 23.231, which the Comptroller's page states expires December 31, 2026. A rental bought in 2026 will see its 2027 appraisal with no cap unless the Legislature extends the section in January 2027. The same $300,000 house as a rental carries the full $7,093.95 at the 2026 Saginaw stack, versus roughly $5,300 as an exempted homestead.

The Order We Walk Buyers Through

Close and record the deed. Update the Texas driver's license or ID to the new address. File the homestead application with TAD (online or by mail, no fee). Keep the notice of appraised value TAD mails the following spring, and check that the exemption and the cap show on it; if either is missing, the protest window under Tax Code 41.44 runs to May 15 or 30 days after the notice, whichever is later. Read the first October tax statement against the closing estimate, because that is the statement your escrow analysis will be built on. This is general information; TAD and a tax professional are the authorities on your own account.

Common Questions

Do I have to file for the homestead exemption in Texas, or is it automatic?
You have to file. The Tarrant Appraisal District's page says an application must be submitted; there is no fee. It is not transferred from the seller.
What is the deadline to file a homestead exemption in Tarrant County?
Tax Code 11.43(d) sets the ordinary deadline at April 30 of the tax year (before May 1), with late and mid-year-acquisition filing allowed in defined cases. TAD's homestead page did not print the date when we read it on October 17, 2026; file as soon as the deed is recorded and the house is your principal residence, and confirm timing with TAD at (817) 284-4063.
How much does the homestead exemption save in 76179?
About $1,800 a year on the school line alone at Eagle Mountain-Saginaw ISD's 2026 rate of $1.2857 per $100 ($140,000 exempt value), plus any optional city, county or college exemptions, plus the 10 percent cap on future increases.
Why is my first-year tax bill higher than the seller's?
A sale resets the appraised value to market and removes the seller's homestead exemption and capped value. Your own exemption applies once you qualify, and the 10 percent cap takes effect the tax year after the first year the exemption applies (Tax Code 23.23).
Does the homestead exemption apply to a rental house?
No. A homestead must be the owner's principal residence. A rental has no homestead exemption and, through 2026, a 20 percent appraisal cap under Tax Code 23.231 that is scheduled to expire December 31, 2026.
Do I need a Texas driver's license to file for the homestead exemption?
The application asks for a Texas driver's license or state ID showing the property address, so out-of-state buyers usually update the license first. Confirm current documentation requirements with TAD.
