Thin or negative
Under $100 a month of margin, or below zero. The market is full of these at asking price. The tool will not rescue them with an appreciation guess.
What we never count
Appreciation, rent growth, and tax effects. They can help, but a tool that bakes them in is guessing on your behalf. Reserves and amortization are the honest floor.
